Property Evaluation PhaseInitial Property Analysis
If The Bergman Companies are called upon to execute this type of survey and analysis, we first visit the property to perform our in-house survey. The first observation serves as the primary investigation and is then followed up with one or more property visit observations with subcontracted or partnered consultants. These consultant partners may include: Selection of A&E and ID Partner(s)
Our goal is to provide a 5-Star Plus evaluation of your existing property and establish an improvement plan that may necessitate conforming to a 3-Star budget. The Bergman Companies work with the Client to bring on a designer, specialty and/or engineering firm(s) to properly evaluate your property’s needs. Property Visit and Review
The assessment team will be toured through the property to inspect all aspects of the site to ensure that a proper analysis of the property systems and components is accomplished. A full property walk and assessment can be performed for the following areas:
Proposed Improvement Planning PhaseProvide Assessment Findings Report
The Bergman Companies will then gather the raw data and compile it into a summary report along with the observation exhibits generated by the full assessment team. If the Client already owns a property and would like to upgrade it or bring in a new tenant/operator, The Bergman Companies can develop and execute a property improvement plan. The plan will focus more on the interior remodeling of a property to reposition or re-image the brand. The plan is developed following the site visit when the thorough inspection was performed to evaluate all associated FF&E and OS&E, circulation patterns, and space analysis. This site data is compared to the criteria set forth in the criteria meeting and, if the property is to change tenants/operators, the new user’s design, FF&E and OS&E criteria. Develop Cost Budgets and Program Direction
If determined necessary in the initial criteria meeting(s), The Bergman Companies will lead the assessment team to prepare detailed Soft (A&E fees, plan check/permit fees, etc.) and Hard (construction labor/materials, FF&E and OS&E, etc.) Cost Budgets based on the findings and the suggested program direction the team feels the property requires. The recommendations from the improvement plan, for example, can be budgeted and fully integrated into the overall project budget. The design team can be asked to prepare concept imagery and exhibits to better communicate the program design direction to the Client.
Design and Implementation PhaseProvide Assessment Findings Report
Once the findings report has been thoroughly reviewed by all parties, the Client and The Bergman Companies will reconvene to discuss the conclusions. At this point, a quick “go/no-go” decision might be made as to the viability of the project or if a three to five year capital improvement schedule is needed to prioritize the needs of the Client and the property renovation. Implementation of Design/Build Work
If the project is developed through the design/pre-construction period and needs to be built, The Bergman Companies is fully prepared to act as the General Contractor, Construction Manager to oversee a general contractor, or contract on behalf of the Client (depending on the project size or complexity). Since The Bergman Companies have been involved at the front end (assessment to design) of the project, there will be no hidden surprises regarding the project scope or intent. We will be estimating the costs of the scope of the project as we are assisting to design and develop it, thus will have the budget and schedule ready to do when construction needs to begin. |
